1st March 2017 - My Visit to Paras Irene
A few days back, I made a trip to Paras Buildtech's residential development ‘Irene' (not to be confused with Parsvnath developers) located in Sector 70A, near the Southern Periphery Road in Gurgaon. (For those of you unaware of SPR – it is a roughly 8 km stretch that connects Sohna Road from the end of the Golf Course Extension Road to NH8. Paras Buildtech is known for its office developments on the Golf Course Road namely Paras Downtown and Twin Towers.
Paras Irene hosts 450 apartments approximately, in 3 and 4 B/R sizes with some penthouses as well. It will be handed over to residents as per the developer in two phases – once in april 2017 and the remaining apartments in december 2017. It is spread over 7 acres and is a semi-premium end product with ticket values of 1.3 – 1.5 Cr. and upwards.
The typical apartment size of a 3 B/R unit there is 2100 sq. ft. and the complex will host a modern 27,00 sq. ft. club with state of the art facilities over 3 levels. There are 7 towers in the complex.
My review :
Roads entering into the complex are not great being not properly tarred and we don't have a firm date as to their completion. However, the product seems to be a good value for money buy for end users in its segment. Paras seems to be delivering a good product and the immediate competition I can think of is IREO Grand Arch on the Golf Course Extension road which has the added advantage of being a finished development with families having moved in and closer to the Golf Course Road. Paras Irene however is ahead in terms of finishing compared to TATA Primanti on SPR which has a large number of apartments to finish. Location wise, I would think better than any 1 Cr plus flat located in sectors 90 -100 where one has one to traverse the highway with toll blocks and traffic everyday.
I saw the sample flat at Paras Irene and we all know that sample flats generally look better than the ones developers deliver here in Gurgaon and that was somewhat the case here though one would have a better idea in April. The towers in the complex seem to be evenly spread over the 7 acre size plot so the complex is spacious enough. Clubhouse exterior is complete and looks good.
My verdict is 6.5/10, however I would recommend end users to wait till the developer hands over before considering buying..
