8th March 2017 - My Visit to Bestech Park View Spa
Yesterday I visited Bestech Park View Spa, a premium end residential complex in sector 47 near Medanta Medicity in Gurgaon.
Spread over 11 acres with over 350 families residing Park View Spa consists of a mix of owners and tenants with about 60-70% of owners and the remaining as tenants as per the developer. There are 9 towers in the complex, a clubhouse and small retail shops or outlets as well as a kids school.
Location wise quite central given it's just about 3 kms from HUDA City Centre Metro. The access road is ok and just one left after the road that connects medicity to NH-8.
My first impression of the complex was that it is quiet and peaceful, external quality of facade being average. The complex is nice and green and the clubhouse features a gym, restaurant, saloon, squash court, and billiards / table tennis room. Apart from that there's a tennis court outside.
It was delivered 2013 onwards. Currently they have a handful (just 4 units) in tower F – in 3 and 4 B/R configurations and sizes of 3000 – 3500 sq. ft. (Ground and top floors).
Lobby of the tower I saw (the newest tower – tower F called Frangipani was nice). Internal apartment specs were average though the apartments were spacious. The ground floor balcony can be extended with an entrance gate into a small garden at the front and the top floor has been given protection from sunlight via solar panels and one layer of heat protection below.
Maintenance charges at the complex are at Rs. 2.6 per sq. ft. per month. Ticket values of 3 and 4 B/R units are 3.6 Cr. and 4.2 Cr. respectively. All in all, I'd say a decent buy for end users in the bracket.
